Others

There are some other expenses you should consider when buying a house in Mexico. These costs may vary based on the value of the house that is being purchased and the service provider.

There are the main concepts and their estimated costs. Take into consideration that most of these costs are in pesos, but for easier interpretation are expressed in dollars.

House Deed

This is a legal document by which the property is in the name of the purchaser. This document is certified by a Mexican notary public and the cost fluctuates between 4 and 6% of the total value of the house in accordance with the appraisal of the property.

Appraisal of Property

It is the document which certifies the price of the property. Regardless of sales value, the appraiser describes the general construction, materials, finishes, features of the property, location of the division among others. The cost is between $250 - 450 dlls.

Fideicomiso

In the case of foreigners (not Mexican) or not having Mexican Parents (in order to acquire Mexican nationality) you will need to apply for a Fideicomiso, this document is the legal and formal manner that the government of Mexico through its Foreign Investment Law has to grant permission to a foreigner to obtain the transfer of the rights of a property in Mexico. The cost for the first time fluctuates between $1,500 to $2,000 dlls.
